SIEC has been commissioned by Dubai Properties to carry out a concept design for Plots MU-P-01-05 within the Mudon Development. This residential community is located in Dubai Land and is in the proximity of the well-established residential developments of Arabian Ranches, Motor City, Studio City, and Remraam. Mudon Development is well connected with Bypass 611(New Emirates Road) to its South, and bound to Al Qudra and Hessa road. 


Our site MDN – P is composed of 5 blocks of residential buildings (G+5 and G+6) adjacent to Damac Akoya development on the North-West side and Mudon park on The South and East.


SIEC very much recognizes the need to develop a product that is efficient, cost-effective, and adaptable that also offers attractive views within a comfortable, family-friendly environment for its tenants. The overall Architectural character of the project will be Contemporary. 

A conceptual massing option was developed in line with the specific density and setback restrictions of the site. The focus was to maximize the efficiency of the building layout by limiting the number of cores and reducing the area of circulation while maximizing the saleable areas. 

The correlation between the Salable Area, Gross Floor Area and current construction costs mandate the adoption of a highly efficient design, utilizing mid-market internal and external finishes to achieve the required financial return dynamics


There is a strong design focus on sustainability in as far as the massing and orientation of the buildings are concerned as well as the systems that are used to help minimize power consumption.  

The landscaping strategy relies on the appropriate distribution of landscaping to softscaping with intelligent xeriscaping strategies proposed.
