ROLES AND RESPONSIBILITIES OF ARCHITECTS IN CONSTRUCTION PROJECTS

Architects' main roles in construction projects are planning and designing. They are in charge of the visual appearance of buildings and structures. Architects are professionals with a degree in architecture. They become licensed after completion of specific professional training and passing an exam. They are also registered with local governing bodies.

Architects work closely with HVAC and Civil Engineers to deliver qualified designs. Architects are not limited to planning and designing; they have a lot of responsibilities in different phases of a project. From designing initial drafts until the inauguration of a building, they keep tracking the progress of the project so as to confirm everything is being carried out in accordance with the prepared designs. They are responsible to create functional spaces that not only meet client requirements and budget but are also code compliant.


Roles of Architects in Construction

Architects discuss the project needs and requirements with the clients. There can be several meetings or discussions based on how big or complicated the project is. Once both parties are satisfied with the conceptual design, the actual designing of the blueprint takes place. It can be complicated for an individual to design the entire building. Therefore, architects work together with civil and structural engineers to discuss the structural integrity and technical issues in a construction project.

The job of an architect is not just limited to the building design phase; they play a crucial role in several other phases of a project. Architects can also help in improving energy efficiency by utilizing maximum natural lighting and ventilation, such building designs will also minimize the heating and cooling requirements.

Responsibilities of Architects in Construction

1) Project Discussion - At first, the architects understand the conceptual design or idea of the client regarding a building design. Before the design is approved, these concepts are discussed in meetings with other team members like civil and structural engineers. In such meetings, it is very important to discuss client requirements, expected budget, site characteristics, and local regulations.

2) Documentation and Drawings - Architects design the detailed sketch of the building and are responsible for testing the project feasibility. Traditionally, architects used to draw sketches on a piece of papers but with modern software like CAD and BIM, it is now done digitally. This not only speeds up the process but also helps in multiple revisions and redrawing. With these software, changes in designs can be incorporated quickly based on customer budget, requirements, and regulations.

The final blueprint designed by the architects includes the plans for structural, electrical, and mechanical systems which helps builders to understand the requirements. Architects also provide the technical documents that include design instructions and technical specifications for contractors. Based on the final design and technical specifications, the builder creates the cost estimate and timescale of the project.

3) Cost Estimation - In order to put control over the budget, cost estimation at various phases of the project is a must. Architects and engineers must be good at calculating the cost of materials and construction time as it plays a crucial role in effective cost estimations. The number of details provided by the architects in their cost estimations can vary with their extent of work. They may take charge of presenting the entire building estimate or just a part such as landscaping.

4) Contracts - Architects can play a key role during the contract negotiation phase. They may also choose or suggest contractors for various activities. After receiving all the tenders, architects present analysis reports and compare the results with the budget and expectations of the client.



5) Construction Stage - Regular monitoring of the construction site is one of the key responsibilities of architects. They will perform site visits and meetings, contract negotiations, and dealing with construction-related problems faced by workers. Architects will sign and approve the documentation that takes place during construction phases.
