SIEC has been commissioned by Al Ghurair Real Estate LLC to carry out a preliminary vision study for a vacant plot located in Al Muteena Neighbourhood of Dubai, UAE.

Two conceptual massing options were prepared: assessing the specific plot density and setback restrictions. The option presented addresses the area positioning requirements in terms of unit mix, building amenities and maximises the building efficiency ratio at eighty seven percent (87%).

The correlation between saleable and lease rates compared to current construction costs mandate the adoption of a highly efficient design, utilising mid-market finishes.

The financial return dynamics for the subject development are closely correlated to achieving an efficient construction and development cost.

In summary, the opportunity to develop the subject land parcel provides an attractive equity return on investment through rental income.
