SZR TOWER

MBRF Tower is the first project to be developed within the MBRF master plan by Nshama that is currently being designed with approximately 4,670 residential units, two mosques, a school, a university, yacht club, office and retail floor spaces.

The intention behind this 45 storey tower is to showcase a new brand and identity for Nshama that is reflective of this time and age.

Particular emphasis is placed on the language of the external facade and the planning of the tower in order to achieve a very efficient floor plate.

The project will have a modern elevation design with features of visual interest which utilise a balanced use of architectural glass against other high-quality materials such as GRC panels.

The tower’s architectural lines are clean and simple and it is designed to maximise views out across the city skyline.

Apartment units and their layouts have a premium view and location, so the design and layout is well designed to maximise the views to the north-west (towards the Burj Khalifa/Downtown) and south (across the canal).

The use of space within the unit is efficient and well arranged with a floor plate efficiency of between 81-84%.
