STUDIOI was commissioned by Dubai South to provide full pre-contract services for a retail center within The Pulse Community, targeting mid-market consumers in Dubai.

Drawing inspiration from vernacular architecture, the team integrated traditional courtyard planning, creating a central, vibrant public space. This courtyard, much like in traditional designs, serves as the lively heart of the development, with pedestrian-friendly connections to nearby parks and residential buildings, ensuring a safe and inviting environment. The building’s orientation offers natural protection from the sun, enhancing the usability of spaces along the courtyard perimeter.

Rooftop parking, chosen over basement parking, reduced BUA, construction costs, and ongoing maintenance, while maximizing the first floor’s value as a revenue-generating space for food and beverage outlets wrapping around the central zone. This strategy expedited the construction process and minimized lifecycle costs.
