STUDIOI has been committed to reviewing the masterplan and enhancing the actual vision and key drivers at Marsa Zayed master plan.

Different parameters have been taken into consideration, involving the intervention of landscaping, place-making, and architecture, as well as, clever utilization of building forums and place-making to bring the master plan to life.

The site is a low rise development with podium blocks arranged in rows, from the waterfront towards the sloping hillside. The blocks on the podium vary in height from 5 to 6 floors and are positioned to provide sea views for its residents. A hotel is placed at the north side of the promenade with a small beach and a public walkway. The original shipping pier is used as a cruise terminal and for marina and recreational activities. A landscaped promenade connects both sides of the marina and it incorporates the existing watchtower with a new visitor centre as a landmark feature. The plots are separated by landscaped corridors, which link the surrounding areas to the waterfront. All podium-block typologies consist of a 2-floor parking podium. The podiums contain retail or residential units at the edges. All parking podium have landscaping along the edges in the form of green walls or terrain embankments, that hide the parking structures from view.
